In 2026 he led the rebuild of Tapu.com's transaction workflow around AI and, to do it, wrote production code for the first time in his career after the age of 50. His working rule for that rebuild, and the subject of his Madrid session, is that a system earns the right to act one demonstrated skill at a time, and that the fully autonomous transaction is what those skills add up to.
The Fully Autonomous Transaction — what it takes to earn it
Everyone on the AI real estate map is building toward the transaction from the outside. Tapu.com started at the deed and built outward, and that reversal changes what "autonomous" is allowed to mean.
The session follows one transaction service through its AI rebuild under a single rule: a system earns the right to act one demonstrated skill at a time. An AI agent now handles the first inbound call; every live listing is scored daily for sale probability, trained on 11 years of transaction data; operations work from that list, while a person still makes the decision. Each skill earned moves the service one step closer to the fully autonomous transaction: a service that knows what will sell, goes out and finds more of it before sellers come to it, and carries each sale to the deed with a person stepping in only where judgment is still needed.
